A decision in principle is often referred to as a ‘DIP’. A lender will review your income and expenditure, and will run a credit check to assess whether you are eligible for a mortgage.

We recommend going through this process before you start viewing properties, as some estate agents will require the DIP before taking you on a property viewing.

This will put you in the strongest position when arranging viewings for properties. By having everything in place, you will be able to place a offer on the property comfortable the estate agent will be in a position to accept your offer.

This will depend on how much you are buying the property for. No stamp duty is required up to £300,000 for first time buyers.

All lenders will carry out a basic mortgage valuation to make sure the property is suitable for mortgage lending. You can also choose to have a more in depth survey carried out if you so wish. The Mortgage Heroes would be happy to discuss the different surveys available to you.

You will need to have buildings insurance for a freehold property as a condition of the mortgage. If your property is a leasehold where you are paying service charges to a maintenance company, your insurance may be included. You would need to check and we would advise speaking to your solicitor.
